Does the deal make sense?
The underlying economics need to work. There needs to be enough margin in the transaction for the strategy to make sense. This is the piece that is hardest to structure around.

How I work
I look at the whole transaction before discussing terms. A weakness in one area does not necessarily make a deal unfinanceable.

Credit matters, but it isn't the whole story. Different structures and capital sources have different tolerances.
Relevant experience strengthens a transaction, particularly with renovation, construction, and more complex projects. Limited experience does not necessarily end the conversation.
There needs to be enough liquidity to close, execute the plan, and handle the unexpected. Proper structure can include the right partners or other legitimate capital sources.
The goal is a structure that makes economic sense and can realistically close.
